Tenant improvement is a discipline of its own. Lease commencement dates do not move, TI allowances are fixed, and landlord building standards govern nearly every detail. Coastal Reconstruction Group runs TI and buildout work as a dedicated practice inside our commercial general contracting business — with preconstruction, permitting, and self-perform capacity aligned around the one thing that matters most: the date the tenant opens.
We deliver white-box and shell finish-outs, second-generation space conversions, demising and multi-suite splits, and full custom buildouts with specialized MEP. Every project is scoped against the lease work letter so landlord obligations and tenant scope are reconciled before a single permit is pulled — no surprise cost shifting halfway through construction.
Because most TI work happens inside buildings that stay open, our crews work the same way they do on occupied renovations: dust and noise containment, protected paths of travel, after-hours sequencing, and daily coordination with property management and neighboring tenants.
